The method to suit the market and the client.

Private Sale and Public Auction are the two preferred methods used to sell your property. ASL will advise you on the best method to sell your property.

 

Private Sale

There is no set sales date with a private sale, buyers are shown the property and they make an offer for your consideration. You can set an asking price or a selling range and gauge the market by the feedback from buyers via your agent.

 

Auction

Auction would be the preferred method of sale when:

  • A property has unique features can be hard to gauge what is the highest price a buyer would be willing to pay
  • The property is located in a highly sought after area.
  • The competitive nature of an auction may force the price higher.
  • It creates a sense of urgency in buyers to make a decision.
  • Confidence in the auction system is returning as indicated by the latest clearance rates.
  • Our clients have a set time in which to sell their property.

An auction campaign can take around 2 weeks in preparation, four weeks of advertising and the auction at the end of the 4th or 5th week. Open homes are conducted normally twice per week with private appointments when necessary. The feedback given to you throughout the campaign can help you to determine your reserve price prior to the auction. Once the property is sold under the hammer the agreement is legally binding.

Inside the house

De-clutter rooms – remove bulky furniture if necessary, take down family photos, and put away knick-knacks
Fresh Paint—A coat of paint in a neutral colour scheme is the best way to give your property a fresh look. Repair any chipped or damaged areas.
Floor Coverings—clean your carpets professionally , consider repolishing floorboards and repair any damaged tiles.
Furniture— sometimes it is worth spending the extra to hire furniture to show off your property to its best advantage. While it may seem expensive you will most likely recoup the cost easily with a faster sale at a better price. Otherwise you should remove large, old or damaged items of furniture or those that are unnecessary. Less is more!
Kitchen– a spotlessly clean kitchen will have a huge influence on buyers. Remove all clutter from the benches and clear the excess items from the cupboards to show the storage space to its full potential. Put a bowl of fresh fruit on the bench or kitchen table. Take all magnets from the fridge
Bathroom—a sparkling clean bathroom is essential replace the towels with bright new towels for every inspection. Clean mirrors and glass thoroughly and remove all personal items, replace shower curtain
Damage – Repair any damaged walls, floors, windows and doors. Ensure plumbing, heating and cooling is in working order. Make sure that door knob that has been broken for years is finally fixed!

 


Outside the house

Entrance – Replace your front door mat, check entry for cobwebs
Garden – make sure your garden looks at its best. Pots with bright blooms at the entrance to the property make a great first impression.
Lawn – feed your lawn to make sure its green and keep it mown and neat.
Roof – replace broken tiles , unblock drains and clear gutters and drains, weeds growing from gutters don’t give the impression of a well maintained home.
Exterior Paint – one of the easiest and cheapest ways to give a good first impression. Make sure there is no flaky paint on the windows. Now is not the time to express your individuality, go for neutral colours.
Garages – keep your garage door closed and your bins in the garage hidden away. De-clutter your garage , if there are windows make sure they are free from dust and cobwebs, make sure the lights are working.
Windows – clean your windows , make sure curtain are fresh and clean , replace any broken curtain hooks, wash sheer curtains and cut back any trees and branches to let more light inside.
Pathways – keep all pathways around the home swept clean and accessible, rake leaves. Cut back overhang branches and keep edges trimmed. Put away toys

 


Inspection Day…

  • Pets and vendors should leave the property for the inspection time
  • House must be spotless, take a look around as if you were a buyer. Fresh flowers, brewed coffee and baked bread are popular ways to show the house is a home
  • Open windows if appropriate
  • Make sure the house is neat and tidy in every room, toys put away, no dishes on the sink, washing off the line and put away
  • Put on all the lights, open curtains and blinds, turn on the heating or cooling
